With budgetary and spatial economy in mind, we used the footprint and foundation of the existing garage to maintain existing 'grandfathered' setbacks. In so doing, the project preserved the maximum area in the backyard ‒ play space for the clients’ two small children ‒ and reused what was viable of the existing structure. On the second level, the structure steps back the five feet then required by code at the side and rear property lines. Along the areas of this offset between first floor and second floor, we managed a balcony and a service and storage hall. At the edge of the intersecting volumes, a stair lit from above.
